Borrower Requirements

Minimum 680 FICO — all guarantors on the loan
5+ completed projects — ground-up or heavy rehab experience required
Approved GC on file — required for all construction and rehab loans
9 months liquidity — verified reserves equal to 9 months of fully drawn debt service
Full recourse — personal guarantee required on all loans
ACH payment setup — required at closing; $500 fee if cancelled post-close
NY or NJ property — we lend in New York and New Jersey only
Draws are funded against completed work. Inspector fees are $300/unit per draw, netted against proceeds.
